The Box Hill and Box Hill Industrial Precincts are located in the North West Growth Centre, approximately 48 kilometres north-west of the Sydney CBD and 4 kilometres north of the Rouse Hill Town Centre. The area is within the Hills Shire Local Government Area.

The Box Hill and Box Hill Industrial Precincts are areas that are currently zoned for rural uses and are currently undergoing rezoning by the NSW Government Growth Centres Commission. The rezoning process includes consultation with the public and relevant authorities before the land uses are finalised.

The rezoning of Box Hill will result in a variety of Land Uses including residential and employment lands. Employment Lands include light industrial uses, business park uses and retail uses.

The current proposed rezoning;

  • includes over 130 hectares of employment land with the potential to generates 16,700 jobs,
     
  • has a mix of employment opportunities, centred around the Windsor Road, Business Park and the Annangrove Road Light Industrial Area, includes a B6 Enterprise Corridor zone which is located west of the town centre to create an interface between the retail areas and adjoining high density residential areas, and plans to provide 60.1 ha of land zoned for light industrial and 60.1 ha of land zoned for business park.

Amendments to Box Hill and Box Hill Industrial Control Plan - March 2018

As a result of the relocation of the Mt Carmel Road and changes to employment land in Box Hill and Box Hill Industrial precints along Terry and Annangrove Road, the Box Hill and Box Hill Industrial Development Control Plan (DCP) has been upgraded to reflect these changes. 

The updated DCP shows the relocated alignment of Mt Carmel Road and changes to employment uses. The amended DCP came into effect in March 2018.
